Home Terms of Service
These terms explain how Butlington offers home-improvement services and how this website should be used. They cover estimates, access to a home, materials, changes, payments, warranties on workmanship, and the limits of what a website can do. By requesting an outline, approving a scope by email, or using the pages on butlingtonfeedback.com, you agree to these terms. If you do not agree, please do not send a project request.
Butlington improves existing homes: kitchens, baths, paint, floors, stairs, lighting as part of a room, storage, and outdoor living spaces that belong to a house. We are not a general emergency service, and we do not publish a telephone number or a street address. The studio inbox is hello@butlingtonfeedback.com.
1. Who we are
Butlington is a home-improvement studio. Design leads, project leads, finish carpenters, and material specialists work from one written outline. Specialist trades may join a project when the scope needs them. They work inside the sequence we publish to you. When these terms say “we” or “us,” they mean Butlington. When they say “you,” they mean the person who requests work or who is authorized to approve it for the household.
2. This website
The pages at butlingtonfeedback.com describe our work, show photographs of rooms, list starting prices, and offer forms that check your entries in the browser. The forms do not, by themselves, create a contract and do not transmit a message to our inbox. A project begins only when we exchange email and you approve a written outline. Photographs are examples of approach and finish. They are not a promise that your room will match a picture. Houses differ in structure, light, age, and the way they are used.
3. Requests and estimates
An email inquiry is an invitation to talk, not a booking. We may decline work that is outside our craft, that needs engineering we do not provide, or that cannot be done while keeping a safe path through the home. Starting prices on the pricing page are ranges for typical rooms. They are not offers. After a measuring visit, we may send an outline that names the scope, materials, sequence, exclusions, and a figure. That outline expires on the date written on it, or after thirty days if no date is given, because material prices and openings in the calendar move.
You are responsible for the accuracy of what you tell us. If a wall you described as empty contains a flue, a stacked bath, or wiring that cannot be moved, the outline will change. We would rather revise early than discover the limit with a saw.
4. Approval
Work is approved when you reply by email that you accept a named outline, including its exclusions. A conversation in a kitchen, a text to a carpenter, or a comment on a sample is not approval. If more than one adult shares the house, you confirm that the person who writes the approval is allowed to do so. We will not mediate a disagreement inside a household about whether a wall should move.
5. Scheduling and access
Dates in an outline are planned dates. They depend on material lead times, drying times, and the condition we find when protection goes down. We will write if a stage must move. You agree to provide access on the days we confirm, to keep pets and children clear of active zones, and to tell us about alarms, fragile floors, and anyone in the house who must not be disturbed during certain hours.
We do not ask you to publish your street address on this website. Visiting details are exchanged by email only after both sides agree that a measure or a work day should happen. You are responsible for any permission your building, landlord, or household requires before we alter a finish. If permission is missing, we may pause without penalty to us.
6. The house during the work
Improvement work makes dust, noise, and temporary inconvenience. We sequence rooms so that one livable path remains whenever the building allows it. You agree that furniture in the work zone will be moved or emptied as the outline describes, that valuables and heirlooms will be removed by you before demolition, and that plants, art, and instruments near the zone are your responsibility to relocate. We cover and protect finishes named in the outline. We do not accept liability for items left in a drawer we were told was empty, or for plants left in a room scheduled for sanding.
7. Materials and selections
Materials are specified by name, size, sheen, species, or an equivalent we identify in writing. You will be asked to approve samples where color or grain can vary. Natural wood, stone, and handmade tile will not be uniform. That variation is a property of the material, not a defect. If you supply your own fixture, tile, or appliance, you supply it on time, in the quantity we request, and in a condition fit to install. Delays or defects in owner-supplied goods move the schedule and may add handling time. We can refuse to install a product we believe is unsafe or incompatible, and we will say why in writing.
Lead times belong to the makers. A cabinet or a special-order stone can take longer than a household hopes. We will not tear out a functioning kitchen until the critical parts are in hand or a temporary cooking plan is written and accepted.
8. Changes
A change is any addition, deletion, or substitution after approval: a different tile, a moved outlet, a taller niche, a color replaced after the first coat. Changes must be described by email. We will reply with the effect on price and on the calendar. Work on the change waits for your written yes. If you instruct a trade to proceed without that yes, you accept the reasonable cost and time that follows, and you accept that the original completion window no longer applies.
Hidden conditions are a kind of change we do not invent. Rotted substrate, undersized joists, active leaks, or hazardous materials discovered after opening a wall will pause that zone. We will describe what we found and the options we can see. Remediation of hazardous materials, structural redesign, and work that belongs to a licensed specialist outside our outline are exclusions unless we add them in writing.
9. Payments
This website does not take payment. The outline will name a deposit, progress points, and a final amount due at the walkthrough. Amounts are payable by the method named in the outline. We may pause work if a progress payment is late. Title to materials we purchased for you may remain with us until the sums tied to those materials are paid. The final payment is due when the punch list is complete or when only items waiting on a back-ordered part remain, in which case we will name the retained amount.
10. Workmanship
We warrant our workmanship for one year from the walkthrough date unless the outline states a different period for a specific trade. The warranty means we will correct a failure of the work we performed, under normal household use, if you write to us within that year. It does not cover wear, new impacts, movement of an older house, moisture from a condition outside the scope, owner-supplied products, or changes made by others after we leave. Paint and exterior wood need seasonal care. Care notes are guidance, not a promise that a finish will ignore weather or neglect.
Manufacturer warranties on fixtures and goods belong to the manufacturer. We will tell you what we installed so you can keep the paperwork. We do not extend a maker’s warranty by installing the product.
11. Your responsibilities
- Give us truthful information about leaks, prior repairs, and how the room is used.
- Secure permissions required for the alteration of finishes.
- Move valuables out of the zone before work begins.
- Approve samples and changes in writing.
- Keep a clear email path so questions are not stranded.
- Pay the sums in the outline at the points named.
12. Photographs of the work
We may photograph rooms to document conditions and to show the approach of our studio. If you do not want finished photographs used on this website or in a portfolio, say so in writing before the walkthrough. We will not publish your name, your street, or a recognizable face without a separate yes. Detail photographs of tile, grain, and hardware may still be kept in our project record.
13. Intellectual work
Drawings, outlines, and material schedules we prepare are our work product. You may use the approved outline to complete the project with us. You may not hand our drawings to another firm as a build set unless we agree in writing. If you end the project after design and before installation, the design fee named in the outline remains due. Ideas you bring, and the house itself, remain yours.
14. Site care and conduct
Our people will work sober, will use the protections the task requires, and will leave the zone broom-clean at the end of a stage. You will treat them with ordinary courtesy. Abusive conduct, unsafe requests, or interference with protection and barriers is a reason to pause or end the work. If we end a project for conduct or for non-payment, you owe the cost of work performed and materials ordered specifically for you up to that day.
15. Limits
To the extent the law allows, our responsibility for a claim about a project is limited to the amount you paid us for that project. We are not liable for indirect losses such as a missed gathering, a temporary kitchen that is less convenient than you hoped, or the value of a view. Nothing in these terms limits liability that the law does not allow us to limit, including liability for personal injury caused by our negligence.
Home improvement cannot correct every wish. We do not guarantee that a color will match a memory, that a natural material will be free of variation, or that an older house will become silent. We do guarantee that we will tell you when a wish and the building disagree.
16. Suspension and ending
You may end a project by email before a stage starts. You will pay for work performed, materials already purchased or made for you, and a reasonable share of the design time if the outline said that time was billable. We may suspend work for safety, for hidden conditions, for missing access, or for unpaid progress sums. A suspension is not abandonment. We will write the reason and the condition for restarting.
17. Website use
You may read these pages and share links to them. You may not copy our text or project photographs for another business, scrape the site, or attempt to interfere with it. Starting prices, team descriptions, and project stories can change as our work changes. The version you see is the current description, not a standing offer.
18. Privacy
How we handle names, email addresses, and project notes is described in the privacy policy. That policy is part of the understanding between us. Forms on this website validate entries locally. They are not a substitute for email if you need a message to reach the studio inbox.
19. Disagreements
If something about the work is wrong, write to hello@butlingtonfeedback.com with the project name and a clear description. We will answer and, where the warranty or the outline requires it, we will correct the work. If we cannot resolve the point by email, both sides will try a discussion in good faith before any formal proceeding. These terms are a practical agreement for craft and household work. They do not name a court, and they do not ask you to give up a right that cannot be given up.
20. Changes to these terms
We may update these terms as the studio’s practice changes. The date at the top of this page will move when we do. A project already approved keeps the terms that were linked in that outline, unless a change in law requires otherwise. Continued use of the website after an update means you accept the new description for new inquiries.
